Nine months of planning, and the map did the work
Our family spent about nine months getting ready before signing anything, and the part that actually moved us forward was not the paperwork. It was a printed map of the island with three circles drawn on it: the clinic, the school, and the road my brother drives for work. Everything we looked at afterwards had to sit inside one of those circles, which cut the search down to something a working family could get through on weekends. My sister-in-law had done the same thing years earlier and swore by it, and she was right. We kept our browsing on https://thailand-real.estate/ so the regions lined up with the circles on the paper.
